So there are three infill lots sitting right next to each other. Every time I look at a piece of land, I always ask myself why this thing hasn't sold. If this is such a great deal then why is it sitting here. Topography would be a good guess but it isn't quite right. Thoughts?

Is it something to do with access? It looks like the roadside is reserved for parking, and access for a driveway might need an encroachment to cut through the curb? Otherwise it looks like access to all three lots is through the lot on the right, with the dirt road that branches to the others. Not optimal.

What looks like roads are actually drainage swales. There was a landslide in the area decades ago and that ultimately created unstable slopes. The engineering that would need to be done is so costly that it doesn't make sense to develop one property at a time. Someone would have to assemble all of these together more than likely to have a shot at letting the economies of scale work in your favor to get a project to work. Interesting though.
