A small lot subdivision is a project that consists of several free-standing single-family houses or attached townhouses on lots that are smaller than typical single-family lots. The houses in a small lot subdivision are owned fee simple, meaning that each unit is owned individually. The idea is that by increasing density and avoiding condo fees, small lot subdivisions make home ownership more affordable.

The purpose of a transfer development rights program is to transfer development rights from an appropriate sending site to an appropriate receiving site within the same planning area, on a voluntary basis. The intention is to protect resources, acquire open space and to encourage increased residential and commercial land use densities in areas where infrastructure is readily available.
In the example below, the sending site decreases its density from 2.5 units/acre to 0.1 units per acre and the receiving zone increases its density from 8 units/acre to 10 units/acre.
