Well.....yes and no. The governor of California has recently signed into law SB9 which goes into effect on January 1st and has been touted as the end of single family zoning in California. Below is a summary of what is allowed by SB9. However, investors beware, there are a lot of restrictions that apply. For example, it doesn't apply in high fire zones, flood plains, etc. It also allows for very limited demolition of existing homes and requires one of the units to be owner occupied. So when you hear about this amazing new investor opportunity in California, realize that while there are some potential opportunities, there are also some strings attached.
