what is forced appreciation?
Forced appreciation involves deliberate actions taken by investors, such as subdividing, change of use, or physical development that enhances a property's value beyond natural market wide appreciation. These strategies aim to increase equity and returns by directly influencing the property's value through proactive interventions.


WHAT IS the jurisdiction specific FORCED APPRECIATION training?
the forced appreciation training seminar is a targeted learning experience designed to empower property owners and managers with tailored strategies for maximizing property value within their specific market. delivered in video format, this training is available a la carte, as a part of the level three package, or at a discount to level one and level two clients.

WHAT IS the jurisdiction specific FORCED APPRECIATION TRAINING annual update?
THE FORCED APPRECIATION TRAINING SEMINAR annual update is a recorded seminar made available to current level three clients that provides updates to the zoning and development code regulations that significantly impact forced appreciation opportunities in their specific market. these updates are available only to level three clients and are not available on an a la carte basis.


WHAT IS included as a part of the project management services?
this SERVICE IS AVAILABLE BASED ON OUR INTERNAL CAPACITY TO SUCCESSFULLY SERVE YOUR PROJECT 
Identify opportunities to streamline the entitlement approval process
Primary contact for professional services providers (engineers, architects, etc.)
Participate in meetings between professional service providers and jurisdictional staff 
Serve in an advisory role at meetings with the client and potential buyers
Provide weekly updates to client to be used for investor updates


WHAT IS THE STANDARD FEE FOR PROJECT MANAGEMENT SERVICES?
THE STANDARD FEE FOR OUR PROJECT MANAGEMENT SERVICES CONSISTS OF A $5,000 NON-REFUNDABLE DOWN PAYMENT UPON SIGNING OF SEPARATE AGREEMENT AND 6% OF THE TOP LINE REVENUE GENERATED UPON SALE OR REFINANCE OF THE PROPERTY. FOR EXAMPLE, IF A PROPERTY SELLS FOR $500,000, OUR FEE AT CLOSING WOULD BE $30,000 LESS THE INITIAL $5,000 ENGAGEMENT FEE FOR A BALANCE DUE OF $25,000.

what if i plan to hold the property after project management services are completed rather than selling or refinancing?
in this circumstance, all fees would be payable within 60 days after the approval of the entitlement portion of the project or​ by any other mutually agreeable arrangement.

WHAT IS THE PRIORTY PROJECT MANAGEMENT SERVICE?
PROJECT MANAGEMENT SERVICES ARE AVAILABLE TO ALL CLIENTS SUBJECT TO OUR CAPACITY. PROJECTS ARE GENERALLY ACCEPTED IN THE ORDER THAT THE REQUEST IS SUBMITTED TO OUR TEAM. HOWEVER, IN INSTANCES WHERE MULTIPLE PROJECTS ARE SUBMITTED IN THE SAME GENERAL TIME PERIOD, PRIORITY WILL BE GIVEN TO LEVEL THREE CLIENTS.


WHAT IS INCLUDED AS A PART OF THE standard consulting SERVICES?
Interpret and decipher zoning and land use regulations
Advise on physical due diligence
Advise on financial due diligence 
Advise on regulatory due diligence
Advise on highest and best use
Identify any issues that may be an impediment to entitlement approval

Participate in one pre-application meeting with jurisdiction

how does the referral program work?
each time you refer a new client that signs up for one of our packages, you will receive a credit in the following amount that will be applied to any future project management fee.
​if the new client signs up for level 1, the referral credit is $1,250
if the new client signs up for level 2, the referral credit is $2,500
if the new client signs up for level 3, the referral credit is $5,000


​HOW DOES THE LEVEL 3 invitation process work?
anyone interested in becomming a level 3 client must be invited. an invitation may be offered after a brief inteview meant to determine if what we have to offer will help you achieve your goals, and if you have the experience, team and systems in place to make the most of what we can offer.To learn more, schedule a call by clicking here

HOW DOES THE LEVEL 3 guarantee WORK?

The gurantee is only applicable to level 3 clients. The guarantee is conditional. in order to qualify for the gurantee, the client must demonstrate a good faith effort to vigorously identify forced appreciation opportunities as demonstrated by submitting applicable substantiating documentation. Qualification for this conditional guarantee shall solely be at the discretion of Tolosa Property Group. If qualified, we will work with you for free for a period of six months so that. Please make any inquiries prior to signing up for the level 3 consulting package

HOW DO LEVEL 1 ClientS GET ACCESS TO DISCOUNTED ADDITIONAL CONSULTING HOURS?
LEVEL 1 clientS ARE LIMITED TO GETTING QUESTIONS ANSWERED AT GROUP CALLS AND OPEN OFFICE HOUR CALLS. HOWEVER, IF A LEVEL 1 clients WISHES TO PURCHASE ADDITIONAL CONSULTING HOURS, THEY MAY DO SO AT A DISCOUNTED RATE OF 30% OFF OUR STANDARD HOURLY FEE. can i cancel at any time?
in order to protect the integrity of the content and resources we provide and the commitment made by other group clients, you may cancel at anytime after your first 90 days in as a client.if canceling in the middle of the month, no refund for prorated fees paid will be issued. all engagement fees are non-refundable.
