A buildable lot is always usable but a usable lot is not always buildable. Like that? It comes down to what the allowable uses are per the zoning code. Zoning could allow for an SFR but there may be other constraints that make it infeasible. Even worse is when the lot is unbuildable and you can’t use it for any other kind of use (camping, RV, etc). If you don’t find this out before you buy, your potential buyer likely will. Unless they just like paying taxes for unusable property. There’s always that possibility. Have a great weekend!!
