We are excited to offer our Done For You Forced Appreciation Service. This is a service that we offer to land investors to help them force the appreciation of their property without ever having to touch it. 

This service is for land investors who understand the value of forced appreciation and the role that entitlements can play in that process, but are either too busy or are not inclined to want to go through the required process themselves. Examples of such projects include minor and major subdivisions, site plan approvals, conditional use permits, zone changes and many more.

Our team will evaluate your property for any and all forced appreciation opportunities and then in consultation with the investor, determine the best course of action. We will then work as the day to day face of the project on the behalf of the investor coordinating all efforts with any required professional service providers such as land surveyors, civil engineers and architects as well as county and city staff.

Vacant Residential Lot literally 15 steps from the Pacific Ocean and Nature Preserve! This too could be yours......if the price is right!

Not everything is what it seems. This vacant lot right next to the Pacific Ocean and a nature preserve is currently for sale for less than $100K. In case you don't know.....that's a steal! There are land investors that would jump on this in an instant. But not you, right? You know better than that. You know there is a BARF (Big A*% Red Flag) just waiting around the corner. You just don't know what it is. It seems too good to be true....but is it?

Yes I was on my anniversary trip....away from the kids. Super nice, but it doesn't stop us from stopping and wondering....what's the deal here? Remember, there's always a reason a lot, especially like this, hasn't been developed. Turns out that this area has a serious water shortage. In fact, there is a long waiting list for water meters. In fact, the list was started in the 1980's and this lot in particular is number 423 on that list! This is a super small town by the way. How long do you think it would take to get to number 423? Oh, and by the way, there is a moratorium on right now where they aren't connecting anyone to water.

What's interesting to me is that this has created a water meter black market in a sense. The town ordinance allows you to sell your spot in line to another qualifying lot. How much do you think that spot in line is worth? This is a beautiful town in the coastal wine country of central California. It isn't cheap I'm sure.

Next time you find a dream lot, remember that it could be many others dream lot as well and there is likely a good reason that it's sitting vacant.

who is the Entitle and flip coaching program for?

We are loving the feedback and conversations we're having about the coaching program.  Here are a few questions that we're getting and want to answer them publicly incase you're thinking the same!
  • What do you mean by a "seasoned" investor? I've done a few deals and am wanting to grow my business and am interested in entitlements, but am I what you're looking for with your program?
    • There really isn't a specific threshold that members must have met. It's really about where you are now and where you want to go into the future. This is not meant to replace how you do your existing business, unless you want it to. It fits in very nicely as a logical progression or addition to your existing business. So if you've had 5-10 deals under your belt and you're driven to grow and distinguish yourself from others in the land space then this may be a good fit. Our group is filled with investors with varying experience, expertise and goals.  We're confident you'll fit right in if you're a serious investor wanting to learn, grow, expand and get deals done!
  • I've done a number of deals and am very interested in working on subdivisions, but really have no knowledge or experience with them yet.  Can I still join the coaching program? 
    • ​Yes! The Entitle and Flip Coaching Program is meant to be a place to learn about entitlements with numerous resources available to our members, as well as a place to receive guidance for specific deals, as well as deal partnering with us and other members.  With your membership, you receive access to all of our education materials: Subdivide and Conquer, Rezoning for Profits, How to Find Underutilized Properties, and Entitle and Flip Online Courses.  You also receive access to our monthly newsletter that provides a lot of valuable ongoing information and knowledge on the specifics of entitlements, as well as monthly continuing educations videos where we go in more depth on different topics.  You will also have access to our members only group where you can communicate and connect with other group members and access to our always growing "Investor's Corner" where we provide valuable information and resources for group members.  All of this is available to members to help educate them and guide them into and through the world of land entitlements.

    • No.  After the initial engagement fee and first month fee (both due at time of joining), you will be charged monthly for access to the program and all of it's benefits.  If you need to cancel for any reason, you can do so at any time.  There are no refunds of any kind, so if you cancel in the middle of a month, you will retain access to the program through the end of the month and at that time, your membership will be cancelled and you will not be charged further.

We have had a great start to our Entitle and Flip Coaching Program.  We have some really motivated and intelligent investors in the group that are already working on some interesting and potentially very profitable projects.  We're enjoying speaking with everyone and getting to know what their goals are and how we can all work together to get there.

We wanted to share more information about this program and who we, at Tolosa Property Group, are.

At Tolosa Property Group we...
  • Leave teaching the basics to others. We help seasoned investors implement advanced strategies designed to force appreciation by implementing subdivision and entitlement strategies that help investors differentiate themselves from others in the growing land investing space.
  • Maintain a small client list and provide one on one consultation within an environment that helps increase an investor's chance of success.
  • Our focus is creating a small group of likeminded investors to partner on deals with. Our courses and coaching program have been created as a means to introduce a specialized set of skills that, when implemented with the support of ourselves and others within our coaching group, can yield very positive results.

This is a McDonalds in Norway. If this is the exterior, what does the interior look like? Also, can I somehow get a NNN deal on this thing? Buildings like this in Greece seem to last forever!
